📷 Measure a room from the camera
Photograph or slowly pan the room, then let it size the walls, the ceiling and the openings by scaling from something of known size in frame — a switch plate, a doorway, or the floor plank/tile courses. Best shots: stand in a corner so two full walls and the floor are visible, and get a doorway or a switch plate in at least one frame. Depth — the dimension running away from the camera — is the weak axis from a single frame, so use the video pan or shoot from two opposite corners; it will tell you when that number is a guess. It produces a starting sketch to correct, not a laser replacement — tape the runs that decide money.
Room Dimensions
Xactimate: the PDF and the copy/CSV carry SF Floor, SF Ceiling, SF Walls, SF Walls & Ceiling and LF Perimeter per room — the figures Xactimate holds, under the names it uses. A true .esx is not written yet: that format is proprietary and undocumented, so producing one blind would give you a file Xactimate refuses to open. Send one small .esx exported from your Xactimate and it can be built properly from the real structure.

How to use

  1. Tap each corner of the room on the grid (1 square = 1 ft).
  2. Tap Finish Room — or tap your first corner again — to close the shape.
  3. ▭ Rectangle: one tap stamps a 12×10 room; drag the corner squares to size it.
  4. ☝️ Select: tap a corner, wall, item or room — drag to adjust, or rename / resize / retype / delete in the orange panel. Connected rooms move together.
  5. ✂️ Split: tap two opposite walls to cut a room in two, then name each piece.
  6. Place doors, windows, and fixtures where they go — each shows its letter (D door, W window, T toilet, TB tub, V vanity, C cabinet, A appliance, S stairs).
  7. Everything snaps to 6". Repeat for each room, then send the totals to Supplement Builder.
